Mega Glass to Close, Chocolate Room to Move In
Friday, September 20, 2024 at 8:14AM
Four months after being put on the market, one of the oldest businesses in the neighborhood and one of the only remaining craftsmen's workshops east of Fourth Avenue, Mega Glass and Sashes, on Fifth between St. Marks and Bergen, will officially be closing its doors soon, and The Chocolate Room, the popular cafe a block away devoted entirely to chocolate, will be moving in.
Park Slope Patch is reporting that The Chocolate Room's rent skyrocketed, and owners Naomi Josepher and Jon Payson reached a deal with Mega Glass' landlord where the asking price was lowered to an affordable point. According to the report, "they intend to keep and restore many parts of the shop," but Mega Glass is such a no-frills operation, with nothing but tools, an ancient work table, and even older shelves and cubbyholes, that it's basically impossible to figure out what aspects of it can be incorporated into a chocolate cafe. And while the report mentions that the business is "over 50 years" old, it's in fact 101 years old, run by the Swir family from 1912 to 1972, when it was taken over by the current owners, the Garrastegui family.
The new owners will be moving out of their current space when the lease expires on January 31 and into this much larger one shortly thereafter, and will also be opening up the backyard.

Closing,
Moving in
Food,
Storefronts

While I don't celebrate any long-time business in the neighborhood closing, my experience with Mega Glass (which, incidentally, seems more the rule than the exception if you consult various consumer-feedback sites) was horrific. Firstly, the place is owned by a man who is nasty and arrogant. One phone call to him should have been enough. However, being a glutton for punishment, I proceeded with having his guys install a new shower door in my house. After several delays attributed to shipping delays, my shower door was installed: crooked and missing the water seal on the bottom, allowing water to seep out.
His guys came back and installed the water seal, but told me they couldn't straighten out the door, giving some lame excuse. I had to pay another glass installer to fix it.
Think my experience was unique? Go ahead and google Mega.
@shopsin
They're leaving, you need to throw salt in their wounds? Let it go and have a hot chocolate at the Chocolate Room.
i'm very glad Chocolate Room is staying in the neighborhood! great place!
Yes very glad they are staying too. Their landlord who is jacking up their rent from 6k to 15K a month should be ashamed of himself and hope his place sits empty. Ok, I don't really want it to sit empty for the sake of the neighborhood, but that is really terrible. He should be ashamed to be so greedy. He has one of the nicer establishments in his space and he's kicking them out for what? a new chain store providing nothing to this neighborhood?
15k for that space? Based upon foot traffic, I don't know of another business model other than food/booze than can gross enough to pay rent, utilities, salaries, taxes, etc.
Exactly Bill.
He traded in the Chocolate Room (one of the most loved businesses around) in for what? a Taco Bell or something?
Nothing remotely interesting can afford what he's asking for that small space (with no outdoor space). These landlords are what's killing our neighborhood charm. We should all thank the landlord of their new space for being kind enough to negotiate with this couple to allow them to stay in the neighborhood for a decent rent.
You see spaces up on 7th asking 15K a month and have been vacant for YEARS now. Look at 7th between Union and berkeley. Berman Realty and Nik Kotsonis would rather have those 2 spaces sit empty for years on end than lower their rent. Yes, the Kotsonis space (where Amin Indian was) is asking 15K a month if you can believe it. Even chains don't want to rent it.
yay bigger chocolate room!
Im conflicted-
I love the Chocolate Room but the last thing the women of PS need is a larger space to gorge on sweets.
They need a larger space for sure. Has anyone ever tried to walk in there on a weekend night just to get a hot chocolate to go? It's a madhouse with people waiting for the limited number of tables.
Is the Cobble Hill location still open? I know that was a much bigger space as well.
Mega Glass always looked good from the outside looking in, but let's be real here. That was a dead business walking with the change on that side of the neighborhood.
Good for them. I knew about the moving out possibility a few months ago, but I was concerned the potential for a move wasn't there.
You guys are sadly misinformed. The Chocolate Room doesn't currently pay 6K in their Park Slope location. Their actual rent is $1900. The landlord asked for 10K for two businesses (because they were also offering the business next to them). TCR declined that offer. It was their choice to move, not the landlord's.
Also, TCR still owes a $70,000 water bill. So, they can put on a smile and act innocent, but they're guilty of stuff too.
Their rent was being raised from 1900 a month to 10,000 a month and they wanted to move? YOU DONT SAY!!
I think you ARE the landlord and are probably lying so I think I'll take the word of one of our most loved Park Slope businesses over some slimy landlord coming on here trying to slander said loved park slope business.
Have fun with your new Burger King.
"So, they can put on a smile and act innocent, but they're guilty of stuff too."
This statement says it all. They're guilt of stuff TOO? So you admit you are guilty of something. Being a slimy greedy landlord sounds about accurate.
Do you really think we are stupid enough to believe that they have a 70K water bill? What, was it in their lease to pay for the barclays center water too?
I'm actually a former employee and I was there at the meeting they held in the business to renew the lease. I'm only repeating what they said. And yes, 10K is a lot, but the glass guy was asking for 13.5K
And $70,000 over several years, not in one shot.
Glad they stayed but I'd like to have a nice bakery. Fresh out of oven. Crunchy baguette all day long.
Sky Bakery is on this same block and is considered one of the best in the city.
I never got the infatuation some people have with Blue Sky. It is nice, but I'm not a huge fan of zucchini flavored muffins. That and they close at 2pm, so not exactly convient for picking up a baguette for dinner.
Okay then you have a few other bakeries to choose from:
Du Jour
Cousin John's
Trois Pommes
Colson Pattiserie
Sweet Melissa
La Boulangerie Lopez
Leske's
And they have excellent fresh bread at the Grand Army Plaza greenmarket every saturday, every Sunday at the greenmarket on 5th, fresh bread baked daily at D'Vine Taste and even decent ones at Union Market.
But you want ANOTHER bakery in a neighborhood saturated with bakeries??
I'd suggest you also check out Runner & Stone on 3rd Avenue. They are my new favorite place for bread (and dinner and pastries).
