Nail Salon Coming to Long-Vacant 92 Seventh Avenue

The space at 92 Seventh Avenue between Union and Berkeley, last home to Chiles & Chocolate but vacant for more than three years, has a new tenant: the second outpost of Latoue Nail Spa, an upscale nail salon whose original location in Bay Ridge seems to be pretty well-liked. Many thanks to real estate broker Jeffrey Kesler for passing along the tip.
Even though the 1,150 square-foot space is in a prime position and underwent a recent facade restoration, it took a very long time for a tenant to be lined up, most likely due to its $10,800/month price tag.
It's nice to see that the space has finally been rented, and while it is a high-end salon, it's still a nail salon in a neighborhood that's certainly not wanting for them.

Wow that Nick Kotsonis really cares about the neighborhood! Now he's got Brown Harris Stevens, Charles Schwab, Bank of America and a NAIL SALON! Way to go, Nick, you may not be a slumlord, but you sure do know how to kill a neighborhood's vibe with your tenant selections!
I knew of at least 3 people who inquired about this space from various high end Manhattan eateries and guess what? They couldn't afford the rent so it'll be a nail salon now. Thanks Nick!

As much as I don't want a nail salon, as someone who lives on that block, I'd rather have a nail salon than a gaping empty store front.
@Ed: Can you divulge any further details on the businesses that were supposedly priced out of this space? For a truly high-end eatery in a wealthy neighborhood, the asking price, while ridiculous, shouldn't have been that much of a barrier to a lease.
Rumor was that the Beef O'Brady's people had inquired...
I don't want to divulge any more info because I know they are still looking at other spaces. Interestingly enough, apparently if you call about the former Yogo Monster space next door (been vacant for 3 years) you will not receive a call back from Berman Realty. Talk about a slum lord, that dude makes me angry.
And:
1. You can find prime West Village storefronts for 10K a month, so why would you choose Park Slope with 1/5th the foot traffic?
2. Nail Salons can afford this rent because they oftentimes pay their workers horribly, bordering on slave labor. Next time you go in for that mani/pedi, might want to find out if they pay their ladies a decent wage, because oftentimes, they are getting pennies. Why else do you think so many Nail Salons open up in these very expensive spaces?
What a shame such a nice, prime spot going to the 100th Nail Salon in the area. This neighborhood is turning into such a bore.
I like when my girlfriends have proper manicure/pedicures and are waxed like a bald eagle, so the more the merrier.

It hasn't been mentioned on the blog yet, but the eyeglasses shop on the corner of 7th ave and President st has just closed down. It was the classic small business, owned by a wonderful, friendly man named Jonah, and now it's going to sit empty for years thanks to the Berman family's unstoppable greed. (Yes, it was a rent increase that did it.) I swear I don't understand that family -- they live here too, why would they do this to the neighborhood?
Actually a good nail salon is welcome. They are not all equal (just like restaurants) and there are salons on Flatbush I would not go to because of cleanliness or product issues. I will give this one a try when it opens
Berman realty is directly next door to the eyeglass shop. In the ultimate form of irony you can take a photo of the Berman for rent sign on the eyeglass shop and get Berman realty next door in the same shot. Of course they know their other vacant spaces aren't renting for the stupid prices they are asking, so what do they do? They raise the rent and kick out even more stores. I wouldn't find this so repulsive if they didn't also leave Yogo Monster vacant for the last 3 years now. They are the DEFINITION of a slumlord, I know a couple people who've had absolutely horrible experiences with renting their apartments as well.

There are very good nail salons on Berkely and 7th, above where the bridal store was and another on 7th and Union on the corner, 2nd floor. Both are high end. This will make a 3rd within the span of 2 blocks. You sound like the owner defending a business that is absolutely not needed in this area. It's about as exciting as a Burger King opening. BTW, there is also a very nice Dashing Diva about 4 blocks away from here.
I hope this place has a less tacky exterior and interior than the one in Bay Ridge. My god, the place looks like the set of a bad 90's movie set in South Jersey.
RIP Apertivo. Windows are papered and there are two signs up. One says "Leased - by Sothebys" and the other was a goodbye letter from the owners saying that they sold the restaurant and will be concentrating on running Sotto Voce.
There are so many nail salons already in the neighborhood. How is that market not saturated yet? Too bad it's not going to be something new that will really add something to the neighborhood.
Unless I'm mistaken, it looks like the Subway on 7th closed up. How long will that sit empty (not that I'm missing the Subway)?
