Beauty Bar, Ollie & Ry Spaces On The Market
Thursday, June 18, 2025 at 8:31AM Two prime Fifth Avenue storefronts have appeared on Craigslist within the past couple weeks: Beauty Bar, the outpost of the popular mini-chain between Garfield and Carroll; and Ollie and Ry, the still-new bagel and sandwich shop a block further north.
Beauty Bar, which took over half of the space formerly occupied by Ozzie's Coffee in 2012, has a solid concept but never really found a niche in an area with no shortage of great watering holes. They recently started offering free hot dogs with every $10 purchase but put an end to that, but their $5 PBR tall boy and shot of Evan Williams deal is still a certified steal. It's one of the few storefronts with a frontage that's parallel to Fifth Avenue, making for a truly great space. The 1,400 square foot space is on the market for $8,500.
As for Ollie and Ry, this is one business that sadly seemed misguided from the get-go. The two chefs who opened it in February had a good idea — sell quality coffee, baked goods, bagels, and sandwiches inspired by their Korean and Chinese heritages — but the space never really came together, they didn't develop much of an online presence or buzz, and it just never found a footing. Which is a shame: these guys really know how to cook, and their house-cured salmon is among the best I've had. Hopefully they can find a place that allows them to make the most of their talents. The 2,400 square foot space (which includes a full kitchen, two walk-ins, and bagel-making equipment left over from its time as Bageltique) is available for $6,300, which isn't a bad deal.

i never understood a bagel store that didn't make their own bagels.
The Beauty Bar was hot shit when I was in my 20s in the 90s in both San Francisco and Los Angeles. Now I'm in my 40s and here one is (was). It's like they're following me (or my demographic).
The one in the Mission was great to girl watch and listen to DJs spin real vinyl Brit Pop. Good times.
Excelsior is reopening down past Chase on 5th after 14th. Jus' saying. While the highly successful Fifth Estate has been historically the only other Gay Bar on this side of 9th, this will be interesting.
It's not a bagel place. They have bagels, and they make their own lox (still have to try the trout), but that's not the reason they have five stars on yelp - their breakfast burrito is very good, I got the pancakes with hash browns today and both were delicious, more so than any others I've tried in Park Slope. Also their sandwiches sound interesting - roast beef kimchee and other Korean/Chinese influences.
I think their major problem was marketing - they should have advertised as an upscale deli or sandwich place so people wouldn't make unreasonable comparisons with bageltique. Also, should've had more of a social media presence.
In addition to what Greg mentioned, they should have done a full renovation inside too. Sticking with those floors and tables from Bageltique - while I'm sure economically efficient - gave the place the look of an afterthought.

Ed, it "matters" not at all, I just had never heard Fifth Estate described that way. I go to the place practically never nowadays, but it would be good to know if it is gay in case someone asks me where's a gay bar.
Fifth Estate isn't a gay bar. It is, however, a good venue for live music, spoken word and comedy. Low key and comfortable.
Maybe Patty Fitless meant Commonwealth and not Fifth Estate?
Very low rent for Ollie and Ry. About 5,000 less then what a property that size on 5th would go for. I'm sure a lease will be signed right away

Parksloper, I agree that the rent seems surprisingly reasonable, but the building is on 5th.
Rubicon - average rent for the area is about $75 per sq foot (for 5th avenue....7th avenue is about $100 per sq foot). This would give this space a market rental value then the asking ($75x sq foot)/12 months gives you what the rent should be
Parksloper - I think we are in agreement, I just read your original comment as if you were saying that *IF* the builder were on 5th it would command $5,000 more. It appears I misread your comment, though. You are saying that generic buildings on 5th command about $5,000 more than the asking price, holding square footage equal. I don't disagree with that.

Ollie & Ry had terrible overextracted, flavorless coffee. Not good at all.
